The main objective is to characterize this supply by considering the structural, socioeconomic, and urbanistic factors of the launched units. To this end, the research adopts a mixed methodological approach (quali-quantitative) of a descriptive nature. In the quantitative stage, data collection was carried out on digital portals, alongside the use of georeferencing, cross-referencing this information with socioeconomic data from the PNAD/IBGE. In the qualitative stage, semi-structured questionnaires were applied to representatives of local construction companies. The results demonstrate that the developments are concentrated almost exclusively in central and prime neighborhoods (such as Umarizal and Batista Campos), targeting a high-income audience. The significant reduction in private area is mitigated by the delivery of a robust ecosystem of condominium amenities and strategic proximity to services and transport modes. The economic analysis confirmed high profitability, with units achieving nominal appreciations exceeding 90% from launch to delivery. Qualitatively, it was identified that developers operate under the strong influence of the Environmental, Positioning, and Learning schools, utilizing adaptive project tactics — such as the agglutination of units and the non-computable expansion of balconies — to bypass local urban legislation bottlenecks, especially the requirement for parking spaces. It is concluded that the studio phenomenon in Belém transcends a mere architectural trend, consolidating itself as a high-liquidity business model shaped by strong corporate rationality and integration with the surrounding infrastructure.Acesso AbertoMercado ImobiliárioApartamentos CompactosEstúdiosPlanejamento EstratégicoGeografia UrbanaBelémReal Estate MarketCompact ApartmentsStudiosStrategic PlanningUrban GeographyCNPQ::ENGENHARIAS::ENGENHARIA CIVILMercado imobiliário de apartamentos studios na capital paraense:Trabalho de Curso - Graduação - MonografiaAttribution-NonCommercial-NoDerivs 3.0 Brazil
