Acesso em:.https://bdm.ufpa.br/jspui/handle/prefix/7924This work is based on the recognition of a phenomenon in the real estate market of Belém, Pará – in the Brazilian Amazon. The phenomenon refers to the relative increase in the size of balconies in residential apartments launched in the city between 2005 and 2017 by construction companies, aimed at increasing the number of units per tower. The main objective is to identify the institutional factors that support this increasingly adopted development strategy in the region. To achieve this, regression techniques using ordinary least squares and spatial autocorrelation analyses were employed. The results confirmed the relationship between the restrictive parameters of the Urban Master Plan and the increase in balconies, as well as highlighting the spatial dependence of the observations, indicating that these projects tend to concentrate in specific areas of the city, mutually influencing one another.
