Acesso em:https://bdm.ufpa.br/handle/prefix/9718The lack of environmental considerations in the construction of social housing generates environmental impacts and low-quality housing, causing discomfort and high costs for residents. Therefore, this study aimed to evaluate the environmental quality and sustainability of a social housing project linked to the Minha Casa Minha Vida Program, using the criteria of the Casa Azul + CAIXA Seal certification. For this purpose, the Novo Cristo I Residential Complex, located in Ananindeua, was selected. The study sought to verify if the project could meet the requirements of the Casa Azul + CAIXA Seal, proposing solutions and analyzing costs to enable certification and meet the needs of users. To this end, the methodology used was a mixed-methods case study, based on literature review, site visits, and interviews. Through the analysis, it was found that the project had good urban performance, but presented shortcomings in environmental comfort, limited water management, partial sustainable practices, few social actions, and no progress in innovation. However, although it did not meet all the mandatory criteria, the study indicated that the project has the potential to meet the certification requirements, and indicated that the criteria evaluated by the seal do not always take into account points considered essential by users. An increase in investment of 16.34% would not only make the residential complex meet the seal's criteria, but would also address the main point of criticism from users – the high electricity bills.
